DID YOU KNOW ... that your septic system should be your first consideration before all else when planning an acreage property?  Failure to do so can significantly increase your septic system costs.

In the case of purchasing an existing property, like a ‘home inspection’ you can have the septic system ‘inspected’.  With the added cost of having to replace an existing system either due to failure or compliance, knowing the status of the existing system is valuable information.  The current property owner is not as knowledgeable as a trained professional.  This third party information is unbiased and should give you essential facts on the operation and condition of the current system.  This information ‘prior to purchase’ helps a potential buyer make an informed decision, leverage purchasing power or make budgetary considerations.  Just Diggin’ offers septic system inspection services to help you make informed buying decisions.

Drastic price reduction could be a sign of poor design and installation, and such practices should be a flag that the system may not meet code.   Safeguard yourself, and only construct with a PSDS (Private Sewage Disposal System) permit, and be sure the work is inspected by appropriate regulators.  Effective and safe sewage treatment is a complex process.  Sound decisions about the design and installation of your sewage treatment system can help avoid the inconveniences and hazards of a system failure.  An investment in site assessment and design is the most valuable expenditure you can make.

1.  Before even purchasing a property, you should find out if there are any restrictions in regards to the type of septic system that is acceptable.  Many counties are placing more focus on wastewater management issues and are instilling by-laws which will limit the types of acceptable septic systems

2.  Have a septic system inspection completed on an existing property as a condition of purchase.

3.  Don’t do anything until you’ve had a full site evaluation completed on the property.  The soils on your property are a key determining factor in the type of systems that are available to you.  If these soils are altered in any way (cleared, compacted, stripped etc.), it can eliminate lower cost saving private sewage options.    Learn all your options for your soil conditions and area.

4.  Hire a professional to evaluate, design and install your private sewage system with an appropriate PSDS permit.

5.  Failing systems are expensive to repair or replace so don’t cut corners!

6.  Don’t be fooled by holding tanks.  Their cheaper cost to install often appears a low cost solution against higher priced systems.  The long term cost and price instability of pumping and hauling sewage largely outweighs the immediate cost savings.

 7.  Keep your new system regularly maintained.
